Broker's Comments
This static houseboat has been extensively refurbished by the current owner in the last couple of years. She is now a very comfortable home, with all the modern amenities you would expect in a modern flat.
The large open plan saloon and kitchen is large enough to include a dining area. The L-shaped kitchen is well equipped with a full-sized oven and hob, dishwasher and large fridge freezer.
There are two cabins, with one currently used as a studio/work room, but would make an ideal child's room if required. The main cabin has plenty of storage with a full-sized wardrobe and chest of draws.
The large bathroom features a very large shower, composting loo and bidet.
There are large, double-glazed windows throughout the boat, looking out over the canal, bringing a lot of light. A solid fuel stove is capable of heating the entire boat, but there are supplementary electric radiators in each room.
There is no engine fitted to the vessel. All appliances run off the shore power supply. There is a BT landline for fast internet services and water supply from the dedicated pedestal servicing the boat's mooring.
The mooring includes a large garden area, currently used primarily for storage and is where the wash machine is located, but there is also a secluded picnic table to enjoy the summer evenings.
Mooring fees are currently £625/m. The mooring is fully transferable with a £2,000 refundable deposit.
The boat was last out of the water in 2020 when she was blacked and had new anodes fitted. Thickness readings where taken by the current owner when he bought the boat during the refurbishment. All readings where above 6mm.
BSS expires August 2025.
